Since 1st January 2013 a regulation has been introduced requiring the whole length of the boiler flue (which takes toxic fumes away) needs to be accessible and inspected during any work on the appliance. If the flue cannot be inspected as part of the essential safety checks, Gas safe engineers are now required to inform customers of this safety risk, issue an “At Risk” notice and turn off the boiler until works have been completed to enable full inspection of the flue. Inspection hatches are the most cost effective and easiest way to achieve this.
Properties this regulation mostly affects are flats or apartments that have been built with boiler flues concealed by celling’s or walls. If your boiler is installed on an outside wall, it’s unlikely that you have type of flue system affected, if you can be see the entire flue you will not be required to take any further action. However, if you do have a boiler where part or all of the flue cannot be seen, you or the landlord will need to arrange for inspection hatches to be fitted.
